Development Update 5/8/20

In the time since our last update, release of the utility package for 311 Mapleton was granted. Our general contractor had a pre-construction meeting with the City utility inspector this week and received approval to begin utility work on Monday, May 11. This work is anticipated to take seven weeks to complete, and will be broken out in three phases as listed below. 

Phase 1: May 11 - May 20 Work will start on 4th Street, to the North of The Surgery Center at 2525 4th Street, with a trench being dug for incremental install of a new storm line. There will be a single lane closure with traffic control in place to maintain two-way street access during this phase. 

Phase 2: May 21 - May 24 The Surgery Center parking lot will be demolished for routing of underground utilities and infrastructure improvements. The sidewalk on the West side of 4th Street will be closed, and flaggers will be utilized to direct pedestrian traffic to the sidewalk on the East side of 4th. Single lane closure on 4th Street remains in place.

Phase 3: May 25 - June 27 Routing of utilities through the Surgery Center lot, followed by installation of concrete curb and gutter, sidewalks, and finally laying of new asphalt and re-striping. On June 20, sidewalk access on the West side of 4th street reopens, and both lanes of traffic on 4th Street are reopened.  Overlot grading and excavation will continue on site while utilities are being installed, but hauling will be paused for the duration of utility work, with dirt being stockpiled on site to be hauled off at a later date.
