It's come to our attention that a rumor stating that the 311 Mapleton owners will be removing trees due to insurance requirements related to fire mitigation. This is very far from the truth, and the property owners have never considered such a proposition.
The developers do not plan on removing trees within the 311 Mapleton property line for any reason other than them being in poor condition and thus unviable to remain in place, and removing trees from open space would not be allowed per City of Boulder regulations. Any tree that is removed due to being in poor condition will be replaced ten fold.
A comprehensive wildfire sprinkler mitigation system will be installed on the Western side of the property.
As stated on Boulder County's Wildfire Mitigation page: Wildfire does not recognize property lines. If you effectively mitigate your property, you may help save your neighbor’s home and vice versa. Wildfires can impact entire communities. Linked defensible spaces are a key community protection strategy. There are specific examples in the Fourmile Fire where a family’s defensible space helped save neighboring homes and strengthen their community.
We're proud to have a system of this capacity on our property. Should a wildfire occur, it should prove to be enormously helpful in deterring the spread. This is the first wildfire mitigation system of its kind in Boulder.
Attached are the plans locating the waterline that feeds the system (highlighted in red) and at the end is the specified sprinkler head to be installed.
Quick facts:
The system runs ~1000 LF on the western side of the property
Sprinkler heads are ~75’ spacing
Performance of each sprinkler is water spray of a ~50’ radius, creating a 25’ overlap of water
System is fed by a 4” pipe
Maximum water flow feeding the system is 260 gallons per minute, will vary depending on pressure into the system
